Turning ideas into reality.
That is the mission Sandy Hoff and Alex Giuliani have embarked upon.
The two are leading an effort to develop Duluth's waterfront district.
Right now plans include hotels, condominiums, restaurants, and retail shops, but there are other unique ideas on the table as well.
"For the community we are looking at raising the water level of slip two and creating a waterfront lake for our downtown," says Hoff.
This would serve as an ice rink in the winter and provide an area for swimming and kayaking in the summer.
There has also been a lot of discussion about developing a marina, along with a transportation system called Skyweb Express.
"It's a pod car that moves on a rail and could be connected through the waterfront district and end up right inside a hotel lobby," says Hoff.
It would be but Hoff says there are opportunities to receive funding through bank financing and private equity firms.
And things are moving forward as environmental testing and assessments have already begun on the site.
"Now we have honed in on the majority of we think will be there, what can be there, what we've hear should be there, and as we go through the numbers I am extremely confident that this will go forward," says Giuliani.
Hoff and Giuliani have hopes to begin developing the waterfront district in 2012.
