Proposed Rezoning Near UMD Brings More Development Opportunities

DULUTH, MN (Northland's NewsCenter) - A neighborhood just off of the UMD campus could soon be rezoned to allow more flexibility in its use.

Monday neighbors gave their input on the proposed zoning changes and asked questions.

There are two different areas, of what's called "the St. Marie triangle" that could be rezoned.

The St. Marie triangle is bordered by Woodland Avenue, St. Marie Street, and the UMD campus.

It is currently labeled as a traditional neighborhood, but could be change to R2, which would allow concentrated residential development.

A smaller portion of land next to Woodland Avenue could be zoned mixed-use neighbor hood, which means it would then be open to residential and small-scale, commercial development.

"It also helps to reduce traffic congestion it helps with trying to promote students walking and biking to campus and trying to promote the student-oriented development all in one small area. Our goal is to alleviate pressure in some of the single family neighborhoods away from campus," said Duluth city planner Jenn Moses.

This rezoning on the Northeast side of the UMD campus is not far from the proposed Woodland Middle School development, which is just down and across Woodland Avenue.

That project includes commercial space, housing for up to 700 students and classroom space among other uses.

There is another opportunity for residents to speak about the proposed rezoning Tuesday, May 22, at 5:00 p.m. at Duluth City Hall.
