DULUTH, MN (Northland's NewsCenter) - The Planning Commission also approved the small area plan for the college area neighborhoods in Duluth, meant to help balance the needs of students and long-term neighbors.

Goals of the plan include appropriate zoning for housing and retail areas as well as minimizing noise, light, and visual impacts of large student areas.

It also promotes student housing near transit and within walking distance of campus.

The plan also increases alternate modes of transportation and getting students more involved in the community.

"We've added in the last decade 5,800 college students to Duluth and they have to live somewhere and we need to actually for the economy, we need to welcome them."... "This actually has a lot of positive steps about where, where's the right place for them to live and this includes that discussion," said Drew Digby, the president of the Planning Commission.

The Duluth City Council will have to vote on the plan before it becomes a reality.
